How did Kingdom Doors start in Franklin?

Out of necessity. In 2008 Chad Caro had been hanging garage doors for fourteen years, the last nine of them for other companies in Middle Tennessee. His wife was in the hospital with an aggressive spinal tumor, their three sons were young, and he needed a schedule flexible enough to be there for them. So he started his own company in Franklin and set his own hours.

His son Clay grew up in it. He went to Centennial High School here, class of 2017, and has run the business with his father since 2020. The longer version is on our About page.

A broken spring, and the next morning

Melissa, in Franklin, wrote this after a spring let go on her door:

“Last night, one of the springs on my garage door mechanism broke. … I called Chad with Kingdom Doors. He arrived promptly at 8:30 this morning and replaced 2 springs for me. Only one had snapped but I decided to go ahead and replace both as the other may fail soon too. … He also replaced the track rollers for a very minimal extra … My garage opens and closes so much more quietly now.”

Melissa, Franklin · testimonial

Her reasoning about the second spring is sound. Two springs put up on the same day have lifted the same door the same number of times, and the survivor is usually not far behind. Worn rollers are the other half of the racket in an older door, and changing them while the door is already apart costs little extra, as Melissa found. The spring replacement page explains how we balance the door afterward.

How old are Franklin’s garage doors?

Younger than the city’s history. Franklin had 12,407 people in 1980 and 83,454 in 2020, and its houses show that run: the Census’s 2024 estimates put 23% of homes in the 1990s, 19% in the 2000s, 25% in the 2010s and 9% since 2020. Barely 2% were built before 1940.

So the largest group of Franklin doors, if they’re original, are somewhere between seventeen and thirty-six years old. A door from the 1990s has very likely had its springs changed at least once, and its opener may predate Wi-Fi entirely. Swapping that for a LiftMaster with MyQ, so the door can be checked and closed from a phone, is one of the simpler upgrades there is. Across Cool Springs, Founders Pointe, Cottonwood and the rest of the city, about a third of homes went up in 2010 or later, and those doors are on their first or second set of springs.

Older houses near Franklin Square

Around Franklin Square, the streets by the Franklin Theatre and out toward the Carter House, the Lotz House and Carnton are a different kind of job: colonial and craftsman fronts, where a plain steel door looks borrowed from another house. A wood raised-panel carriage door suits them better.

There are three price levels to choose from. Stamped steel with a wood grain costs the least, a composite overlay sits in the middle, and real wood with a stain, usually over an insulated core, costs the most. Our custom doors page shows how Clay works through handles and finishes with you. And if you’re out past Harlinsdale Farm with a barn or a shop to close in, that’s work we do as well.

Franklin garage door questions

Did Kingdom Doors start in Franklin, TN?

Yes. Chad Caro founded Kingdom Doors in Franklin in 2008, fourteen years into his garage door career, to keep a flexible schedule while his wife was hospitalized and their three sons were small. The business now runs from College Grove, roughly 18.5 miles and 27 minutes south of Franklin.

How old are most garage doors in Franklin?

If they’re original, most are under thirty-six years old. Census estimates for 2024 put 42% of Franklin homes in the 1990s and 2000s, 25% in the 2010s and 9% since 2020, with only about 2% older than 1940. The 1990s doors are the likeliest to be due for a new door or opener.

Should I replace both springs on my Franklin garage door if only one broke?

Yes, in nearly every case. The two springs went in together and have carried the same door through the same number of cycles, so the second one is rarely far behind. Melissa in Franklin made that call when one of hers snapped, and Chad replaced both springs and her track rollers in one visit.

Can you put a wood carriage door on an older house near downtown Franklin?

Yes. A raised-panel carriage door is the natural fit for the colonial and craftsman houses around Franklin Square. Real wood with a stain costs the most, a composite overlay less, and stamped wood-grain steel the least. Clay can help you choose the handles and finish to suit the front of the house.
