The Polk Home, Mule Day and a lot of old houses

Columbia keeps its history on the street. The James K. Polk Home is here, Mule Day comes around every April, and Maury County has more antebellum houses than any other county in Tennessee. The garages are newer than that, of course, though not by as much as elsewhere on our list.

Census estimates put 6% of Columbia’s homes before 1940, 8% in the 1940s, 10% in the 1950s and 11% in the 1960s, about 35% in all built before 1970. Another 15% date from the 1970s. Of the 18,335 housing units counted in 2020, that’s a great many garages built around smaller cars and lower ceilings.

What can you do with a one-piece garage door?

Replace it, ideally. A one-piece door swings out and up as a single slab on heavy springs, and when those springs or their brackets wear, the door can drop or kick out without warning. We treat them as a safety problem first and a looks problem second.

The catch has always been the ceiling. Older garages often lack the headroom a sectional door and its tracks need, which is one reason the old doors stay put. Our way around it is the one Chad and Clay have used for years: build the opening down to a modern door size, which leaves room for the tracks and an opener under a low ceiling. The one-piece conversion page explains the process step by step.

If you’re not sure what you have, look at the top of the door from inside. One big panel on two long arms is a one-piece door. Hinged sections riding in tracks is a sectional.

Newer Columbia, too

Not all of Columbia is old. The city grew from 34,681 people in 2010 to 41,690 in 2020, and Census estimates put 15% of its homes in the 2010s and 7% since 2020. Those houses have the opposite problem: modern doors on builder springs and entry-level openers, which tend to need their first spring replacement long before the door itself is worn. If the opener is the weak link, a LiftMaster with MyQ is the usual swap.

Is 42 minutes too far for a repair?

No. Columbia is about 31.7 miles from our base on Arno Road, around 42 minutes by mapping estimate, and it’s one of the twenty towns we serve. For a conversion or a new door, distance hardly matters, because the work is planned ahead. Columbia garage door questions

Are there still one-piece garage doors in Columbia, TN?

Some, because about 35% of Columbia’s homes were built before 1970, when one-piece doors were common. They swing out as a single slab on heavy springs and can drop when worn. We convert them by framing the opening down so a sectional door and opener fit under the older, lower ceiling.

How old is the housing in Columbia compared with Franklin or Spring Hill?

Much older. In Columbia about 35% of homes predate 1970, while Spring Hill has almost nothing older than 1990 and Franklin has only about 2% from before 1940. That older stock means low ceilings, worn hardware and one-piece doors are more likely in Columbia than in the newer Williamson County suburbs.

Can a new garage door suit an antebellum or older house in Columbia?

Yes, if the style is right. Wood raised-panel carriage doors suit older fronts, and Maury County has more antebellum homes than any other Tennessee county. Ask to see the Carriage House Doors samples, which show the wood and its insulated core, before ordering; stamped wood-grain steel is the lower-cost alternative.

Is Columbia too far south for a garage door repair from College Grove?

No. Columbia is about 31.7 miles and roughly 42 minutes from our base without traffic, one of the longer drives south of Nashville on our list. Planned work like conversions and new doors schedules easily at that distance, and for a broken spring we’ll give you an honest time on the phone.
